State Requirements

The state of Florida REQUIRES Insurance Companies to offer REDUCED RATES for certain Hurricane resistant features.
We will document those features present in your home and produce a report to use in your request for reduced rates.
Why are insurance companies offering the discounts?

The state legislation adopted provisions for a new statewide building code. It became effective on March 1, 2002. The same legislation included a requirement for insurance companies to provide property insurance discounts. Homes that have construction features that reduce the losses in windstorms fall in this category. Each insurance company was required to submit new rates by February 28, 2003 that include discounts.

The discounts are justified because stronger, more wind-resistive houses have lower windstorm losses. Lower windstorm losses mean reduced costs to insurance companies. The insurance discounts provide financial incentives to strengthen existing homes and for new construction to be built. These new insurance rate discounts in Florida began to take place in 2003. They apply to both existing construction (houses built prior to 2002). New construction built to the new statewide Florida Building Code (FBC).

To Qualify

To qualify for these discounts, most insurance companies require a certification of key construction features. A Wind Mitigation Insurance Inspections is a valuable inspection service that may reduce your windstorm insurance. Insurance discounts are available. The discounts are justified because stronger, more wind-resistive structures have lower windstorm losses. Most existing structures have one or more wind resistive construction features and may qualify for some insurance discounts.

Inspections

A four-point Inspection is typically performed for a homeowner when requested by their insurance company. The inspection is often a requirement when obtaining a new homeowners insurance policy or renewing.

The inspection includes a limited scope evaluation of the following four systems: roofing, electrical system, central heating system and plumbing system. The intent of the inspection is to determine the age and general condition.

Note: this type of insurance inspection should not be confused with a “standard home inspection”. A Home Inspection is broader in scope.

Note: inspection requirements for insurance may not include all the systems of a 4-Point Inspection.  Sometimes all that is required is the evaluation of a specific system of the house, such as the roofing, or a specific combination of systems.
